June Ads Strategy

Customize and download the ads below as a PNG file. For help setting up your ads account and running your first ad check out this help guide.

Run one of the ads or both; incorporate some of the promotional ideas or all of them! The choice is yours. It will depend on your budget and how much effort you’d like to put into ads. Some months, you may want to do more than others. You may also want to change the suggested dates or campaign durations. This will be up to your discretion. Additionally, once you find an ad that is getting you results, you may want to continue to run that until your results diminish.

Note: Please follow all rules and regulations regarding advertising your services, specific listings, and all other real estate activities, on Facebook and online in your state. We cannot provide compliance information as every state is different. Check with your local Realtor association or real estate governance board for information on what is allowed and what is not.

The Real Cost of Waiting to Buy

Primary Text:
Waiting to buy might be costing you more than you think.

If you’ve been holding off because you’re waiting for the “perfect” time, it may be worth looking at the bigger picture.

Every month you wait could mean more rent paid, changing home prices, more competition, and missed opportunities to start building equity.

That doesn’t mean you should rush into buying before you’re ready — but it does mean you should know your numbers before you decide to wait.

Thinking about buying a home this year? Let’s talk through your options so you can make a smart, confident decision.

It also increases the likelihood of people giving you their information in a lead form when they see future lead generation ads for you.

Summer can be a great time to buy, but it can also move quickly. Between competition, pricing, inspections, financing, and knowing when to make an offer, there’s a lot to think through before you start touring homes.

That’s why I put together a free Summer Home Buyer Guide to help you understand what to expect, what to prepare for, and how to feel more confident before you make your move.

Inside, you’ll find practical tips for navigating the summer market, getting your finances ready, avoiding common buyer mistakes, and knowing what to look for when you tour homes.

Additional Promotional Activities:

Host a “Summer Market Coffee Chat” at a local café
Invite past clients, neighbors, and prospects to stop by for casual real estate questions. Keep it low-pressure: “Ask me anything about buying, selling, or your home value.”

Create a “June Homeowner Hotline” day
Pick one day where people can DM, text, or call you with quick homeowner questions: pricing, upgrades, equity, buying timelines, contractor referrals, etc.

Partner with a local photographer for mini front-porch sessions
Offer a limited number of free or discounted summer porch photos for past clients or local families. It keeps you visible and builds community goodwill.

Run a “Best Backyard in City” social media feature
Ask locals to submit photos of their backyard, patio, garden, or porch. Feature a few favorites on your page throughout the month.

Film a “Summer Open House Crawl” Reel series
Even without promoting one listing, show what buyers are noticing in homes this summer: outdoor spaces, kitchens, layout, natural light, neighborhoods, etc.
